Building 42 Subdivisions from Start to Finish in 81 seconds is a $20 million ADPEN Community development, consisting of 42 acreage lots spread over 60 acres. The massive advantage of this project is its location next to an established residential estate that is around 20 years old. This neighbouring estate has treelined streets and established homes, which adds value to our new estate.
Unique Features and Advantages
The Lake’s first stage includes 24 lots. On one side, these lots back onto a nature reserve. On the opposite side, the lots have views of the mountains. Originally, this property was a strawberry farm. We purchased it off-market with extended settlement terms, subject to development approval. This area is tightly held, with few acreage estates available, making it an attractive location for buyers.

Overcoming Challenges
During stage one of Building 42 Subdivisions from Start to Finish in 81 seconds, we moved over 2,000 truckloads of soil, totaling more than 12,000 cubic meters. One significant win was relocating the water quality system to individual biopods, which allowed us to add an extra block of land in both stages one and two. Initially, the design included 39 lots, but through creative design, we managed to increase this to 42 lots.
However, we faced some challenges. A surveyor made a mistake, getting the levels wrong by one meter. This error meant that some lots ended up lower than planned, but we adjusted and moved forward. Additionally, we had to fill in several deep dams dug by the previous farmer for irrigation, one of which was filled in by nearly five meters.
Preserving Nature and Adding Value
Building 42 Subdivisions from Start to Finish in 81 seconds, we dedicated almost a third of the property as a nature reserve, retaining as many trees as possible. This reserve runs through the property, creating a beautiful natural environment. Many homes back onto this reserve, offering views over the trees instead of neighboring properties. This unique feature allows us to demand a premium price for these lots.
