The Beckett Place development is approximately 15km north of Brisbane. The site is 7,400m2 (1.8 Ha) with a total road frontage of 90m.
The project is in the early stages of the development process. We have held a pre-lodgement meeting with the Brisbane City Council to discuss the mixed-use nature of the site. The development will include a petrol station, two fast food outlets, childcare, and six house and land package residential dwellings.
Bridgeman Downs has been targeted for development due to its ongoing transition from low to medium density housing. Traffic analysis indicates that 13,000 vehicles pass the proposed development site daily. This is likely to increase, as the main trade area population is forecasted to increase by 4,000 by 2031.
A Preliminary Market Potential Assessment has been prepared by leading national statistical and demographic data research company Location IQ. This report has confirmed that the commercial development is viable and has determined the best mix of tenancies for the development.
Beckett Place at Bridgeman Downs is on-track to be completed by mid-2021 and will provide important services for the growing local population. The total development value of the Beckett Place project is $18 million with a projected $3.5 million net profit.
