The Bahrs Square development is situated at Bahrs Scrub, approximately 35km south of Brisbane. The site is a large 18,000m2 (1.8 Ha) corner site with a total road frontage of 246m.
Planning and design is underway, and we are currently preparing to lodge development approvals for a mixed-use commercial development at the site. The development will include a medical centre, childcare, swim school, specialty retail stores, and a fast food drive-through. We have secured the childcare tenancy, and are currently in negotiations with potential swim school and medical tenants.
Bahrs Scrub has been targeted for development due to the large amount of urban expansion and large residential developments occurring in the area. These developments will add significant increases in population, with the catchment population expected to increase from 9,630 to 18,280 by 2031. Demand for commercial centres will continue to increase with the rising population.
A Preliminary Market Potential Assessment has been prepared by leading national statistical and demographic data research company Location IQ. This report has confirmed that the commercial development is viable and has determined the best mix of tenancies for the development.
The total development value of the Bahrs Square project is $19.76M.
